Here's exactly what happens after you find a deal that works — from locking it in to closing. Three steps, no surprises — and we're a call or text away at every step.

01 Lock the deal

Browse our off-market inventory and find the property that fits your buy box. Every listing shows the cash price, ARV, estimated rehab, potential equity, plus photos and video — no surprises on the walkthrough.

When you're ready, text or call us with the address, your name (or LLC), and the email you want the agreement delivered to. We send the assignment agreement via DocuSign immediately so you can secure the deal before someone else does.

02 Escrow & EMD

Open escrow & submit earnest money

After you sign, we open escrow with our title partner right away. You wire the earnest money deposit — typically $3,000–$5,000 — directly to the title company. No middlemen, no third-party hold.

We send you the title company's contact information as soon as the agreement is signed. They provide the wire instructions and start the title search right away so closing stays on track.

  • You get a copy of every closing document as it lands
03 Review & close

Review title & schedule closing

Once your EMD lands, title completes the search and prepares the closing package. You'll get the preliminary title report to review, confirm the closing date, sign any remaining paperwork, and close the transaction.

We stay involved through closing. If anything wobbles — a clouded title, a permit question, a survey hiccup — we're the ones on the phone with title getting it cleared. You don't chase paperwork.

Am I buying the property, or buying your contract?

You're taking assignment of our contract with the seller. We hold the equitable interest under written authorization; you step into our shoes and close directly with the seller through title. Standard wholesale structure, fully disclosed.

What if title turns out clouded?

EMD is refundable per the terms in your assignment if title cannot deliver. We disclose any known issues up front on the deal page — we don't make money sitting on a deal you can't close on.

Can I use my own title company?

Generally yes, with our approval. We default to a partner because they handle assignment deals and move quickly, but if you have a trusted title company that handles assignments, talk to us before signing.

How firm is the rehab estimate?

It's an estimate based on photos and our experience — not a contractor's bid. Always walk the property and run your own numbers before you sign the assignment.

Do you market the same deal to multiple buyers?

Yes, until one signs. First signed agreement wins — full stop. After signing the assignment you have the exclusive contractual interest, and we pull the listing off the buyer blast.
